El mercado cordobés se encuentra amesetado y en compás de espera; la situación económica y la caída de ventas, dos factores clave
CÓRDOBA.– El mercado inmobiliario cordobés cerró un 2013 complicado, y el año que recién comienza no muestra un panorama fácil. En este marco, y teniendo en cuenta los coletazos de la inflación sobre las ventas de los comercios de la ciudad, la demanda de locales se mantiene cautelosa.
"En comparación con 2013, este año creció el número de locales vacíos", admitió Pablo Cardozo, gerente del departamento Corporate de la inmobiliaria Sergio Villella.
En esto coinciden la mayoría de los players del sector: en muchas zonas, la oferta supera a la demanda. Para Edgardo Calás, titular del Colegio Profesional de Corredores Públicos Inmobiliarios de la provincia, la merma ronda entre el 10 y el 15 por ciento.la
No pasó lo mismo con los valores, que treparon en el orden del 25 por ciento. Si hay algo que caracteriza al mercado de locales cordobeses es la disparidad de precios según la zona: el metro cuadrado, para alquiler, en Nueva Córdoba ronda entre 100 y 220 pesos, aproximadamente, mientras que en el centro esa brecha puede ampliarse hasta los 400 pesos, y en la zona norte de la ciudad, puntualmente en el Cerro de las Rosas, los valores oscilan entre 60 y 180 pesos.
Par Martín Dahan, presidente de la Cámara de Corredores Inmobiliarios de Córdoba (Cacic), en materia de ventas de locales comerciales, la demanda es interesante pero no la oferta debido a los precios elevados.
"Respecto de los alquileres tenemos dos situaciones bien diferenciadas. En el centro la demanda disminuyó aunque la vacancia es baja, porque las propiedades tienen precios superiores a los que convalida el mercado. En tanto, las locaciones en barrios de las zonas sur y norte manifiestan una vacancia superior, aun cuando en general los precios se han acomodado a la situación actual del mercado. Sin embargo, aquí la caída de la demanda es más pronunciada que en el área central", explicó Dahan.
Unas de las zonas de mayor vacancia es la avenida Rafael Núñez, el principal corredor de la zona norte, y no es sólo porque cayó la demanda. "Hay locales antiguos o inmuebles transformados en locales que no resultan interesantes", planteó Martín Dahan. "En el rubro alquileres tenemos dos factores importantes a considerar: por un lado, la estacionalidad, dado que en enero siempre de por sí caen las ventas. Por el otro, si se suma que las ventas se han retraído alrededor del 20 por ciento más la alta presión impositiva que deben afrontar los comerciantes, la carga se hace muy pesada", explica Calás.
La historia que sigue es o cerrar o mudarse hacia otros barrios o a calles menos transitadas del centro. Justamente, son los locales premium de la zona norte cordobesa, con precios más elevados, los que presentan una oferta superior a la demanda y, como consecuencia, la vacancia es mayor y más prolongada que en los locales del centro.
Pronósticos 2014
Para este año, en general, los players del sector inmobiliario están preparados para remar, porque si bien los alquileres se moverán de manera similar al año pasado en materia de casas y departamentos, lo comercial va a costar más. Y en ventas, dijeron, todo depende de la estabilización de la moneda extranjera y el mercado.
"Los locales van de la mano de la economía. En la medida en que se pueda revertir una mala situación en ese orden, puede repercutir en lo comercial", planteó Calás.
Para muchos referentes del sector, después de un 2012 y 2013 duros el mercado inmobiliario encontró su piso, con lo cual es difícil vislumbrar una caída más pronunciada. Sin embargo, tampoco creen que haya una recuperación de la actividad al menos en el corto plazo.
"Se espera un año similar a 2013 con una demanda contraída y que no está dispuesta a pagar precios que no se hayan adaptado a la situación actual del mercado. Respecto de los precios, los alquileres podrían tener una suba similar o mayor a la actual. Y en ventas, no habrá grandes cambios", añadió Dahan.
Febrero marcó un quiebre en la economía, que también repercutió en el mercado inmobiliario. Las ventas, que siguieron la tendencia de 2013, se frenaron después de la devaluación y muchos proyectos quedaron "sin precio" hasta nuevo aviso.
"Es lógico que esto pase cuando hay movimiento de dólares. Cuando la moneda trepó, se paralizó todo por 15 días. Cuando comenzó a retroceder, con las nuevas medidas del Gobierno tendientes a la baja de la divisa, las cosas se fueron acomodando de nuevo. Ahora están volviendo de a poco los llamados", comentó Calás. Pese a las turbulencias económicas, los inmobiliarios insistieron en que el ladrillo es el mejor refugio de valor. "El impuesto a los vehículos, por ejemplo, es algo que indirectamente benefició al mercado inmobiliario, porque el dinero que no va para allá viene para acá. Dentro de todo, 2013 no fue un mal año", planteó el inmobiliario.
Según datos de la Cámara Empresarial de Desarrollistas Urbanos de Córdoba (Ceduc), las ventas se retrajeron 12% durante todo el año, con una merma del 25% en departamentos y casas. No obstante, los lotes tuvieron un sorprendente y exponencial crecimiento cercano al 40%.
Pero en el rubro locales, 2013 cerró con una particularidad: los saqueos de principios de diciembre paralizaron el alquiler comercial en las inmobiliarias cordobesas, según aseguraron.
Se espera un año "planchado"
En líneas generales, los operadores expresaron que no tienen demasiadas expectativas para este año, tanto en lo que se refiere a los inmuebles comerciales como a los residenciales. Incluso en esta ciudad, donde las ventas financiadas de proyectos destinados a la clase media –en su mayoría, departamentos y casas–, fueron los que se cargaron al hombro un pesado 2013. "Este año casi no se verán lanzamientos importantes. Y aunque no hay obras paradas, en algunas se nota un ritmo de construcción menor a años anteriores; básicamente, los desarrolladores han desacelerado las obras ante la falta de demanda y el aumento de los costos. Por otra parte, los alquileres con destino vivienda se seguirán moviendo en forma más que interesante y creo que serán el gran movilizador para el sector inmobiliario", explicó Martín Dahan, de la Inmobiliaria Meade.
