A metros del aeropuerto nace un nuevo polo de oficinas, que demandará una inversión de 22,5 millones de dólares
CÓRDOBA.– Frente al aeropuerto de esta ciudad, Electroingeniería está desarrollando la primera etapa de Parque Empresarial Aeropuerto (PEA), un complejo de edificios de oficinas que cuando esté listo albergará a unas 20 mil personas. Ocupa 46 hectáreas y demandó una inversión de 22,5 millones de dólares.
Así, la zona norte de la ciudad se sigue consolidando como un polo empresarial e industrial, conformado por desarrollos corporativos que aprovechan las potencialidades de la locación –como la inmediatez geográfica con el aeropuerto internacional Ambrosio Taravella, la facilidad de acceso al centro de la ciudad mediante una vía rápida de tres carriles, y la variada oferta de servicios gastronómicos, comerciales y de esparcimiento– para instalar sus centros de operación.
Una de las nuevas opciones, con la primera etapa casi finalizada, es PEA, un conjunto de edificios de oficinas desarrollado en 46 hectáreas de terreno que incluye superficies verdes y áreas destinadas a servicios empresariales, culturales y deportivos, tecnología en telecomunicaciones subterráneas vía fibra óptica y seguridad las 24 horas.
"Que las empresas trasladen sus oficinas al Parque Empresarial Aeropuerto les permite proyectar su imagen corporativa, ya sea construyendo su propio edificio o compartiéndolo con otras firmas. La posibilidad de construir en una o varias etapas permite planificar el crecimiento de las compañías en el tiempo, disminuyendo considerablemente los costos en el futuro", explicó Alejandro Tosco, gerente de desarrollos inmobiliarios de Electroingeniería, empresa que lleva adelante el proyecto.
Actualmente, el parque se encuentra en una etapa avanzada de construcción de sus cuatro primeros edificios, que estarán destinados a la propia Electroingeniería, empresas socias del Clúster Córdoba Technology, la Cámara de Industrias Informáticas, Electrónicas y de Comunicaciones del Centro de Argentina, y el Edificio Plaza Central, que proveerá los servicios a la comunidad, como asistencia médica, bancos, recreación, actividad física y comedor.
Además de estas compañías y entidades, otras 35 firmas confirmaron su presencia en el desarrollo inmobiliario, especialmente varias vinculadas con el sector tecnológico.
Características
El PEA está dentro dos ejidos municipales: el de la ciudad de Córdoba y el de la vecina localidad de Villa Allende. Se encuentra estratégicamente localizado sobre la avenida La Voz del Interior, a la altura del kilómetro 8,5, justo frente al aeropuerto internacional Ambrosio Taravella.
Su desarrollo estuvo pensado en tres etapas, debido a la magnitud de la obra. Dos estarán en Córdoba Capital y la restante en Villa Allende. La primera etapa abarca una superficie de 15 hectáreas, divididas en siete manzanas. La segunda, del mismo tamaño y también en Córdoba, se divide en cinco manzanas, y la tercera se ubica en Villa Allende y ocupa 16 hectáreas.
"Con esa superficie se tiene un potencial a construir de 316.000 metros cuadrados cubiertos de oficinas y más de 6000 m2 de espacio comercial, lo que permitiría albergar aproximadamente unas 20.000 personas trabajando en el mismo lugar", agregó Tosco.
En total, desde que empezó a construirse en 2008, el PEA lleva acumulada una inversión aproximada de 22,5 millones de dólares en infraestructura y obras. Las oficinas están disponibles tanto para alquiler como para venta, con las primeras radicaciones hacia fines de este año.
En cuanto a la financiación, según explicó Tosco, "existen las más diversas formas y posibilidades de comercialización dependiendo del tipo de proyecto, dando la posibilidad desde la venta de metro cuadrado de tierra hasta la construcción llave en mano de los edificios. En la medida que se generalice la operatoria con Cedin, también son una opción por considerar".
Una de las particularidades del proyecto es que Parque Empresarial Aeropuerto incluirá, dentro de sus servicios, los de arquitectura (por ejemplo, en la elaboración de proyectos para oficinas, ejecución de las obras, documentación y registros), de operaciones y mantenimiento, de tecnología y de telecomunicaciones.
En etapas siguientes, conforme la población vaya aumentando, se sumarán otras prestaciones como custodia y traslado de archivos y cintas magnéticas, servicios de consultoría, business center, entrenamiento ejecutivo, selección de personal, servicios de gestión y outsourcing.
Pero no todo es trabajo. Como complemento contará también con espacios libres y parquizados, un zócalo comercial, gimnasios, un centro de asistencia médica, espacio gastronómico y drugstore. "Desde un comienzo planificamos el parque con el fin de procurar una óptima calidad de vida laboral; de ahí los servicios complementarios", concluyó Tosco.
